About the job

Senior Project Manager, High-End Custom Homes Burlingame, CA office and project sites on the San Francisco Peninsula · Reports to the CEO or COO

About the Opportunity

A high-end custom home builder on the San Francisco Peninsula is hiring a Senior Project Manager to lead its project management department. Projects typically run $5M to $25M, built for private clients alongside their architects and designers. The groundwork is already in place: written job descriptions, a weekly PM meeting and scorecard, and quarterly 1-on-1s. What the company needs now is one leader to own it and build a PM team that makes confident decisions on its own.

Role Summary

You lead the PM department end to end. You own how the team runs (rhythm, standards, cost control, and developing every PM and APM), and you own the company’s relationships with clients, subs, vendors, and design teams, including final approval on commercial commitments.

Key Outcomes

In your first twelve months:

PMs who decide on their own. Decisions within a PM’s authority stay with the PM, and escalations to the CEO trend to zero.

A department that runs itself. By month 4, you own the weekly PM meeting, scorecard, and 1-on-1s, with standards and templates kept current.

Money known in real time. Weekly budget reviews with each PM, plus a monthly project-by-project P&L to the CEO.

Paperwork that keeps pace. Change orders signed within 14 days, schedules never more than two weeks old, invoices out on time.

Relationships that hold. You lead client kickoffs and hard escalations, oversee subcontract negotiations and disputes, and hold design teams to their turnaround.

A bench that grows. Every PM and APM has a development plan, a Lead PM tier is in place, and at least one APM is on track for promotion.

What You’ll Bring

10+ years in construction project management, including leading three or more PMs on $5M to $25M high-end residential projects.

A track record of building decision rights and running a weekly operating rhythm.

Executive presence with high-net-worth clients, architects, and designers.

Strong commercial judgment on contracts, change orders, and subcontracts.

Plus: you’ve grown APMs into PMs, owned project P&L, and worked with ProContractor, Procore, or Smartsheet.
