About the job
Atlanta, Georgia, POSITION SUMMARY: Our client is seeking an Assistant Property Manager to support the operation of a portfolio of grocery-anchored shopping centers and to lead the adoption of AI tools within the property management team. The role is approximately 70% property operations and 30% technology adoption. Both responsibilities are core to the position. This role offers direct exposure to senior leadership. The Assistant Property Manager will work closely with a company partner and several experienced Senior Property Managers, gaining firsthand insight into how a leading retail owner operates its properties. The company offers meaningful ownership of work, a collaborative environment, and a clear path for advancement as the portfolio and its technology capabilities continue to grow. Our client has developed and operated retail real estate for more than 50 years and is among the leading grocery-anchored shopping center developers in the United States. The portfolio comprises approximately 34 shopping centers across the Southeast, anchored by Publix, Kroger, Sprouts and other leading retailers, and is operated by a team of roughly 35 professionals. RESPONSIBILITIES: Property Operations (70%) The Assistant Property Manager supports multiple Senior Property Managers across their assigned centers and serves as a primary point of contact for tenants and vendors. The position is based in our client’s Atlanta office with standard business hours; however, property managers do not keep regular office hours. The role requires 24/7 on-call availability for assigned centers and regular travel to properties.
Serve as the first point of contact for tenant inquiries, including maintenance requests, lease questions, access, signage and deliveries. Dispatch and manage vendors on work orders covering landscaping, lighting, sweeping, roofing, HVAC and parking areas. Conduct regular property inspections and document findings. Prepare CAM reconciliation support, review utility invoices and code vendor invoices in MRI. Manage aged receivables with tenants and maintain the accounts receivable log. Track lease-required deliverables, including certificates of insurance, gross sales reports and opening and closing notices. Solicit bids for recurring services and assist in onboarding new vendors.
AI Adoption (30%) Our client is actively integrating AI into its operations. The Assistant Property Manager will lead this effort within the property management team. No programming experience is required.
Learn the AI tools currently in use at the company and apply them to day-to-day work. Identify repetitive property management tasks suited to automation and develop practical solutions. Write clear, plain-language documentation so colleagues can use the tools developed. Train property managers and assistant property managers on new tools and workflows. Contribute to prioritization of future technology adoption within the PM team. Report regularly on adoption, effectiveness and time saved.
QUALIFICATIONS: Our client values capability and judgment over tenure. The ideal candidate demonstrates most of the following:
Has independently automated or improved a process in prior work, using any tool (spreadsheet macros, workflow software, AI assistants or similar). Highly organized, with the ability to manage a large volume of open items across multiple properties without error. Writes clear instructions that others can follow without additional explanation. Communicates effectively, in writing and by phone, with tenants, vendors and colleagues. Resolves conflict professionally, whether with a tenant, a vendor or a colleague. Comfortable managing competing priorities and multitasking under time pressure. Works well in a small, collaborative team environment. Interested in building a career in commercial real estate; retail or property management experience is helpful but not required. Views training colleagues on new tools as an integral part of the role.
This position is not suited to a software developer, or to a candidate who would prefer to focus on technology at the expense of property operations.
