Position Overview
HRC is seeking a full-time Senior Analyst or Associate to take substantial ownership of underwriting, due diligence, and investment execution for new acquisitions and the existing portfolio. This position is based in Los Angeles, CA or Portland, OR. This individual will translate detailed analysis into investment recommendations, coordinate transaction and asset management workstreams, and help develop junior team members. The role offers hands-on experience across the full investment lifecycle, with opportunities for increased responsibility as investment judgment and technical expertise deepen. The title will reflect the candidate’s experience and the scope of responsibilities.
Key Responsibilities
Own and quality-check acquisition and asset-level models in Excel and ARGUS Enterprise, including financing structures, lease-up scenarios, sensitivities, and investment returns.
Manage the investment pipeline, coordinate initial screening and underwriting priorities, track milestones and outstanding items, and prepare pipeline updates and recommendations for senior leadership.
Lead detailed underwriting; assess pricing, business plans, downside cases, market evidence, and the principal risks driving an investment decision.
Manage financial, lease, title, survey, environmental, physical, and zoning diligence workstreams; synthesize findings and track open items through resolution.
Evaluate lease economics and material provisions, including recoveries, options, co-tenancy, exclusives, and tenant control rights, in coordination with leasing and legal teams.
Draft and present investment memoranda and committee materials, with concise recommendations supported by models and diligence.
Coordinate with brokers, lenders, counsel, consultants, and internal stakeholders during acquisitions, financings, dispositions, and recapitalizations.
Own portfolio reforecasts and analyze operating variances, leasing decisions, capital projects, and hold/sell alternatives for assigned assets.
Review Analyst work, provide modeling and written feedback, and improve the consistency of investment processes.
Qualifications
Bachelor’s degree with a strong academic record; advanced degree or professional designation is a plus (but not required).
Typically 3–5 years of relevant commercial real estate investment, acquisitions, asset management, lending, or advisory experience; scope and judgment matter more than a fixed tenure.
Advanced Excel modeling and proficiency with ARGUS Enterprise; ability to audit models and explain assumptions and outputs.
Experience analyzing leases and coordinating diligence, with strong writing, presentation, and project management skills.
Desired: effective use of AI tools for research, document review, drafting, and process improvement, paired with independent source checks, sound judgment, and appropriate handling of confidential information.
Compensation and Benefits
Competitive compensation commensurate with experience and responsibilities.
Performance-based annual bonus.
Health insurance contribution and other standard employee benefits.
