About the job
About Us:
Outpost is building the backbone of freight. We’re reinventing how supply chain infrastructure works in America with carrier agnostic truck terminals. As a vertically integrated real estate, operations, and technology company, we acquire and operate mission-critical real estate across the country to serve the largest logistics providers in the world. Backed by $1B from Greenpoint Partners, we’re scaling and building the most valuable logistics network in the country.
We thrive on accountability, integrity, and a shared drive to raise the bar. If you’re excited to reshape the industry alongside a high-performance team with a championship mindset that executes relentlessly, welcome aboard.
Role Summary:
We are seeking an Investment Coordinator to keep Outpost's deal pipeline moving. You will run the logistics of every deal we close (acquisitions, dispositions, refinancings, and leases) across our nationwide truck-terminal and industrial outdoor storage (IOS) portfolio, from signed purchase agreement through funding and post-closing. You will work hand in hand with our acquisitions team on every transaction: keeping deadlines and deliverables on track, coordinating debt financings with lenders and counsel, managing environmental due diligence and remediation across the portfolio, and building the investor materials senior leadership presents to our capital partners. This role is based in Austin or Los Angeles.
Key Responsibilities:
- Coordinate due diligence, investment committee materials, and transaction execution;
- Coordinate debt financings through closing with lenders, legal counsel, and internal investment teams;
- Manage environmental due diligence and remediation strategy across the portfolio;
- Develop and deliver investor conference materials, business plans, and ad hoc investor presentations for senior leadership;
- Manage all lender, servicer, consultant, and third-party communications to ensure transaction efficiency and compliance;
- Maintain the deal pipeline tracker across all active transactions: status, key dates, owners, and next steps for each deal from LOI through closing;
- Track every deal's critical dates (diligence period expirations, earnest money deposits, financing contingencies, and closing dates) and flag what's coming before it's urgent;
- Build and maintain deal folders and virtual data rooms, including closing binders and post-closing deliverables;
- Support the handoff of newly acquired sites to Asset Management and Operations, making sure leases, contacts, and property documents land in the right place; and
- Use AI and automation tools to speed up deal tracking, document organization, and reporting.
Qualifications:
- 3+ years coordinating commercial real estate transactions at a real estate investment firm, REIT, developer, lender, brokerage, or title company.
- Working knowledge of the commercial real estate deal lifecycle: LOIs, purchase agreements, diligence, financing, and closing.
- Experience coordinating debt financings or refinancings through closing, including loan documents, lender diligence requests, and servicer requirements.
- Familiarity with environmental due diligence (Phase I and Phase II reports) and with managing environmental consultants through remediation.
- Bachelor's degree, or equivalent experience.
- Highly organized and deadline-driven, with the ability to track dozens of deals at once without dropping details.
- Clear, direct written communication; comfortable managing lenders, servicers, consultants, and third parties.
- Strong Excel and PowerPoint skills, with experience building investor presentations, business plans, or conference materials for senior leadership.
- Sound judgment and discretion with confidential information.
Preferred Qualifications:
- Experience with industrial, IOS, or multi-state portfolio transactions.
- Exposure to underwriting, rent rolls, or financial models.
- Experience with deal management or CRM tools and virtual data room platforms.
- Experience in an entrepreneurial, high-growth environment.
Benefits:
- Comprehensive Benefits Package including Health, Dental, and Vision Insurance
- 401(k) Retirement Plan Matching
- 19 Paid Holidays
- Unlimited PTO
- Friday Team Lunches
Compensation:
Base salary range (varies by location, experience, and qualifications):
- California: $75,000 – $92,000
- Texas: $65,000 – $75,000
This role is also eligible for a discretionary annual bonus. A full compensation and benefits summary will be shared during the interview process.
